Top Tips for Investment in Bulgaria

As you are looking at this web site, you are probably already aware of the property boom along the Black Sea Coast. Quite possibly, you know that there are two very large sea-side resorts, Golden Sands (north of Varna) and Sunny Beach (north of Bourgas). You might even have heard about the resort of St. Konstantin and Elena (which is a slightly smaller resort near Golden Sands) and Nessebar, which is a picturesque and historic port not far from Sunny Beach.

There are many, very attractive apartments for sale in Golden Sands and Sunny Beach. These are ideal for those of you who are seeking a holiday home in a lively and well-established resort. Everything that you could possibly want for a beach-based holiday will be close at hand. However, for those of you who are looking for an investment, there are a number of smaller "up and coming" resorts that promise excellent returns. Prices in these resorts are likely to rocket over the next few years, so now is definitely the time to buy.

Our recommendations include:

  • Marina Cape
Marina Cape is a first-line development with direct and private access to a secluded beach and a yachting marina. The spectacular location and Mediterranean-style architecture has tempted buyers from all around Europe. Clever investors have already made substantial gains at Marina Cape. As the sole English agents, we can arrange an amazing 15% discount on some of the apartments. <more>
  • Balchik and Kavarna
Balchik is a pretty town that nestles at the foot of white chalk hills. Cobblestone streets, twisting up the side of the hill, provide views across the rooftops and down to the sea below. As properties to the south of Varna have become more expensive, more and more British clients have been attracted to Balchik and the surrounding villages. Balchik, and the nearby town of Kavarna, are likely to become the focus of a major growth in golf tourism. Three international standard golf courses are being constructed in the area.
  • Shkorpilovtsi
Currently a quiet resort that is frequented by Bulgarian day-trippers. There are plans to build a major new resort here, and prices are already rising fast.
  • Kamchia
A very pretty resort, with riverside restaurants and a golden beach. Development in this area is limited, as it is a nature reserve, but there are some excellent building plots and some new apartments are already being built.
  • Cape Galata
On the southern outskirts of Varna, just across the bridge from the city centre. The Bulgarian authorities have decided that new development around Varna should be concentrated to the south of the city. This area is likely to become very popular, both with commuters and with overseas clients who want to have the combined benefits of city life and beautiful beaches.
  • Avren Municipality
Already a great favourite with the British. There are several English bars and restaurants in Avren, and more are planned for neighbouring Sadovo. A leisure complex, with a golf course, is going to be built in the area. As prices in Avren have already risen substantially, new purchasers are looking at villages such as Benkovski, Sadovo, Kitka and Dobri Dol (where there are plans for a new hotel to be built).
