Bulgarian property is an excellent investment. Wise investors know that a relatively young market like Bulgaria can provide substantial return on investment.

There are also several other, smaller resorts that offer excellent return of investment. Prices in the areas listed on this page are likely to increase substantially over the next few years, so now is definitely the time to buy.

Many entrepreneurs have made their fortunes by buying properties just as the prices start to rise, and then selling them just a short time later at substantially higher prices. When the property market is lively, TV channels are full of programs that describe how to renovate old properties, how to rent your properties to students, business executives or families, and how to prepare your properties for sale.
If you buy and sell at exactly the right time in a rising market, you can certainly make a substantial profit. However, it requires skill and a thorough understanding of the market to judge the best time to buy and sell. It requires a detailed knowledge of the country, of the trends in different regions of Bulgaria, and an understanding of the type of property that is attractive to the various sectors of the market.
We have specialist knowledge of the Bulgarian property market. We have in-depth knowledge of the type of property that purchasers are seeking. We know the rental market and which types of property achieve the highest and most regular rental income in different parts of the country. We study the cycles of purchase and re-sale and we can advise you on when and where to buy, and when to sell.
To some people, the idea of buying property when the market is slow might seem a little strange. However, in a climate where financial institutions are struggling and interest rates are low, property is an exceptionally good investment. In fact, purchases made during a 'recession' can be less risky than purchases made when the property market is lively. In a rising market, timing is critical - it is vital to re-sell before the prices reach their natural maximum and start to fall again. When the market is slow, timing is less critical, but patience and commitment to the investment are needed. With low prices, and with sellers prepared to be flexible, a depressed market is a great time to pick up a bargain. Why allow your money to sit idly in a bank, where it earns almost no interest, when you can invest in property at amazingly low prices?
Property investment during a recession is a medium- to long-term investment. The most important element is the length of time that you are prepared to wait before you re-sell the properties. Ideally, you will be able to rent out the properties for a number of years, so that you are receiving a return on investment year by year. When the market recovers, the properties can be sold at their true market value - which will be substantially more than you paid for them. This is a relatively risk-free form of investment that can produce an excellent return.
