Property Management & Rental Services

Many of our clients purchase properties for use either as holiday homes for themselves and their families, or as an investment that will bring in a rental income. In both cases, it is essential to have a reliable company that can help to look after the property. We offer full Property Management and rental services for properties in most regions of Bulgaria.

Property Management

Whatever type of property you own, it is important to make sure that it is properly cared for when you are away. We offer two levels of service: 'Standard' and 'Premium':

Standard Service

• Initial full inventory of your property and its contents.
• Monthly inspection visit of your property.
• Collect the property keys from the developer's office. Make copies of the keys.
• Perform a visual inspection of the exterior, looking for any obvious defects.
• Perform a visual inspection of the interior, checking for wear and tear and noting the general and specific state of the decor.
• Thoroughly air all the rooms (subject to external weather conditions).
• Check for pests and vermin and recommend remedial action.
• Test all appliances and electrical equipment to make sure all are in good working order.
• Examine all furniture and furnishings for wear and tear.
• Take care of indoor plants.
• Check all sanitary equipment and plumbing.
• Make sure all your security services and equipment are fully functional.
• Arrange for property to be cleaned thoroughly once a year. The cost of the cleaning is included in the price of the package.
• Pay the monthly bills for electricity, water and telephone.
• Perform emergency property checks following inclement weather. Arrange for any necessary clearing and repairs after storms/high winds.
• Provide a monthly Owner's Report that lists any problems or recommendations regarding your property (complete with photographs where necessary)

Premium Service

• Initial full inventory of your Property and its contents against it.
• Property inspection once a week, when unoccupied.
• Collect the property keys from the developer's office. Make copies of the keys.
• Perform a visual inspection of the exterior, looking for any obvious defects.
• Perform a visual inspection of the interior, checking for wear and tear.
• Thoroughly air all the rooms (subject to external weather conditions).
• Check for pests and vermin and recommend remedial action.
• Test all appliances and electrical equipment to make sure all are in good working order.
• Examine all furniture and furnishings for wear and tear.
• Take care of indoor plants.
• Check all sanitary equipment and plumbing.
• Make sure all your security services and equipment are fully functional.
• Arrange for property to be cleaned thoroughly twice a year. The cost of the cleaning is included in the price of the package.
• Pay the annual municipal and local taxes, fill out tax declarations.
• Paying the monthly bills for electricity, water and telephone.
• Perform emergency property checks following inclement weather. Arrange for any necessary clearing and repairs after storms/high winds.
• Community representation (only if requested by the owner).
• Provide a monthly Owner's Report that lists any problems or recommendations regarding your property (complete with photographs where necessary)

We can also arrange insurance cover for your property and its contents.

Property Rental Services

Many property owners want to receive a rental income from their property. We offer a full Property Rental Service. Our services include:

• Bookings management
• Preparing the apartment for your rental clients
• Meeting and greeting your clients
• Registering clients
• Cleaning the apartment after your guests have departed (including laundry)
• Accounting
