Many people are happy to buy new or off-plan properties without visiting them. However, most people who intend to buy a property in Bulgaria (or any other country) want to view the property and the area around it.
We know that your time is important. We know that you might only have a few days in which to find the most suitable property. That's why we arrange everything for you. You don't need to worry about anything over here - from that very first moment when you arrive in Bulgaria, until we wave goodbye as you leave, we will make sure that your visit runs smoothly.
We aim to provide top-class service and personal attention at all times. That is why, unlike some estate agencies, we do not arrange large-scale viewing trips where you are forced to share your visit with other groups of people. During your visit you will be shown an excellent range of Bulgarian properties in the locations that you have chosen. Your guides will be friendly and helpful people who are experienced and knowledgeable and who will be totally focused on your needs.
On this site you will find lots of information about Bulgarian properties and about cities, resorts and places of interest. Our viewing trips give you the opportunity to see these properties for yourself, and to explore the magnificent sandy beaches or shady forest paths. The viewing trips allow time for you to get to know the "real Bulgaria" and to sample some of the delightful food in local restaurants. We do not put pressure on you to buy any of our properties. We want you to enjoy your visit to Bulgaria and to join the many people who say that we are the friendliest and most knowledgeable estate agents in Bulgaria.

We like you to be able to choose the dates of your viewing trip to Bulgaria. Unlike some agencies we don't insist that you use specific flights or travel on specific days. We are always happy to advise you about the best flights to Bulgaria.
It is often cheaper to book your flights through the internet, rather than by telephone or through visiting a travel agent. For details of airlines that fly to Bulgaria, see our page Travelling to Bulgaria. Hotels in the centre of large cities such as Varna and Sofia are often more expensive than accommodation in the suburbs. Also, parking facilities in central hotels can be limited. Generally, a single room in a comfortable hotel - not in the main city centres - will cost about 20 Euro per night and a double/twin room will cost about 30 Euro. We do not charge for our time and assistance during your viewing trip. If you travel in our car, we will charge you only for fuel. We charge 0.40 Euro per kilometre, which is approximately one third of the cost of a taxi.
If you come on a viewing trip with our agency, and you buy a Bulgarian property through us, we will refund some or all of the cost of your viewing trip. We will return the cost of flights, plus accommodation and travel within Bulgaria, up to a maximum value of 2% of the purchase price. So, for a property which is purchased through us for 50,000 Euro, we will refund a maximum of 1,000 Euro. (This does not apply to properties reserved prior to 1st November 2010, or to Property 23, Property 31 or Central Park in Sofia.)
When you come to Bulgaria you should bring enough money (in your local currency or traveller's cheques) to pay for accommodation, food and any mementos or gifts that you might wish to buy. You will usually get a better exchange rate from a bank in Bulgaria than from a bank in your own country. Many smaller hotels and restaurants do not accept credit cards. There are banks in all towns and cities in Bulgaria, so it is easy to find somewhere to change your money into the Bulgarian currency - the Bulgarian Leva (BGN).
The Leva is pegged to the Euro at the rate of 1.95583 Leva = 1 Euro.
Whilst you are in Bulgaria to view properties it is a good idea to open a personal Bulgarian bank account and to give Power of Attorney to a person who can act as your representative. You can use the bank account to transfer money to Bulgaria so that you can pay for the property. The Power of Attorney allows your representative to sign the contract for the property on your behalf and to make any necessary payments. It gives the chosen person very specific and limited powers to act as your representative in the purchase and it can be cancelled by you at any time.
