Visas and Residence Certificates for Citizens of the European Union

If you are a citizen of an EU country, you can visit Bulgaria without a visa. If you want to remain in Bulgaria for longer than 90 days, you should apply for a Long Stay Certificate before the 90 days has ended. The Certificate can be obtained from the National Police Directorate at the Ministry of Interior in Bulgaria and it is usually issued on the same day that you apply. The Long Stay Certificate allows you to remain in Bulgaria for 5 years. After you have lived for 5 years in Bulgaria you can apply for permanent residence. You can also apply to become a Bulgarian citizen.

Visas and Residence Permits for Citizens from Non European Union (EU) Countries

If you are a citizen of a country that is not part of the EU, you might need a visa to enter Bulgaria. We provide a list of countries and Bulgarian visa requirements. If you need a visa to enter Bulgaria, you can still come to Bulgaria to view our properties. We will provide you with an official Letter of Invitation, which you can take to the Bulgarian Embassy in your country. The Embassy will issue you with a visa that allows you to visit Bulgaria for an inspection trip with us.

If you spend over 50,000 Euro on one of our properties, you can receive a multiple-entry visa that allows you to visit Bulgaria many times. The visa is usually issued for a 12-month period. When the visa expires it can be renewed.

If you spend at least 500,000 Euro on property in Bulgaria, you can be allowed to live permanently in Bulgaria. We can advise you on how to apply for permanent residence in Bulgaria. After you have spent 5 years as a resident of Bulgaria, you can apply to become a Bulgarian citizen and obtain a Bulgarian passport. When you become a Bulgarian citizen, and receive your new passport, you will be able to enter and leave Bulgaria as often as you want, without the need for a visa. You will be able to travel throughout Europe with your Bulgarian passport. When Bulgaria and Romania become part of the Schengen agreement in the next few years, it will be even easier to travel across Europe.
